Water: Multiple water wells are located on the southern portion of the property. One well is currently being used to supply a temporary cabin. There are 2 ponds and also a large drainage dissecting the property. The Trinity River is just a few hundred feet from the property.
Wildlife: The tree nursery provides abundant cover and produces a valued food source for many types of wildlife including deer, ducks, dove, and hogs. A large drainage creates are very attractive dwelling for waterfowl and has the potential to be converted to an exceptional duck marsh with the amount of access to water.
Improvements: A large soft-top shop with 2 adjacent shipping containers provide plenty of room for storage. Connected to the shop is a large wooden viewing deck. There is also framing from past greenhouses that can be restored. An improved road runs along the western and southern edges of the property with connecting trails to explore the whole ranch.
Location: The property is located less than 3 miles Southwest of Seagoville. The ranch is accessed from Bilindsay road.
Minerals: No minerals will convey. There is currently no production on the ranch.
