Land/Topography: The topography is varied on this dual-purpose ranch. The northern part of the ranch has improved coastal bermuda pastures, deep wet weather creek beds, rolling terrain with some wooded areas and oak mots, and distant views from areas of higher ground. Improvements: Improvements include: a 3,500+ sf house built in 2004 with 5 bedrooms, 3 baths, 3 car garage; a caretaker’s house with 1,900 sf, 3 bedrooms, and 2 baths; 100′ x 46′ hay barn; storage buildings, loafing barn, pole barn, pipe fencing, working pens, corrals, and overhead feed bin.
Taxes: The ranch is taxed with an agricultural valuation. Taxes are approximately $3,300 annually.
Location: 25 miles East of McAlester in South Eastern Oklahoma, just south of Highway 1. Sardis Lake is 15 miles to the north.
Minerals: Seller owns a nominal amount of minerals, and these will convey with an acceptable contract. There is some production on the ranch.
