Location: Bulcher Vista is situated in the North Texas Hill Country about 1.5 hours northwest of Dallas, Texas. The area surrounding Bulcher Vista is full of fun possibilities. Within just several minutes you will find two beautiful wineries, an old German market that smokes their own meats, unique shops, and an 18 hole golf course. In fact, the Blue Ostrich Winery lies just north of the property. The ranch is located off FM 2383 about 7.5 miles north of St. Jo, Texas. The ranch can also be accessed of off County Road 429 on the east.
Land: The terrain at Bulcher Vista is dominated by high rolling hilltops with panoramic views of the scenic countryside. The elevation ranges from 953 feet on the eastern hilltop to 819 feet along the creek on the north side of the ranch. There is a highpoint on the western side as well offering a different perspective on the valley below. This highpoint measures 944 feet. To the south the bluffs with over 300 feet of relief are in clear view and to the north you can see for many miles. There are two nice hay meadows and one field along the creek that has traditionally been planted in wheat. A tree lined seasonal creek runs through the central part of the ranch in it’s own valley. Six ponds are well spaced around the ranch. The soil is mostly comprised well-drained sandy loams that would make the ranch ideal for horses. Scattered oaks and pecans dot the pastures.
Wildlife: Bulcher Vista’s location adjacent to an area of timber provides for excellent hunting possibilities. This region holds lots of good sized deer. The creek drainage that runs through the middle of the ranch is blessed with wild plum thickets and cover/forage for wildlife. Hunters will see great potential here.
Water: There are no water wells or county water.
Minerals: It is believed no minerals are owned.
Note: Land can be divided into 180 acre and 110 acre parcels. Additional land available within 2 miles. Buyer’s agent, if any, must be present at initial showing to participate in real estate commission. Ranch is shown by appointment only.
