The Cerrito Prieto Ranch is a true heritage ranch just 8 miles south of Encinal. The ranch is a highly improved south Texas ranch in the famed golden triangle. Along with fantastic and in part, historic improvements, the ranch boasts a paved runway and excellent road system. The property is also one of the best watered ranches to be found in south Texas, with two Carrizo water wells and miles of underground piping for distribution to multiple lakes and other facilities.
Location: The ranch is located 8 miles south of Encinal. It has over 3 miles of frontage on Hwy 83 along its western border as well as access on the east side of the ranch from I-35 via a deeded easement.
Habitat: Cerrito Prieto Ranch is found in the “red dirt” region of the northern section of Webb County. The soils found in this region are known to offer some of the most productive habitats found in Texas. The property is dominated by typical south Texas brush species along with native grasses and succulents. There are multiple ridges, draws and open pastures with several significant creek drainages running through the property. The drainages contain many oaks and hackberry trees; and there are abundant bull mesquites throughout the ranch. There is plenty of roll to the property with over 200’ of elevation changes on the ranch. The namesake of the ranch is a landmark hill and outcropping called Cerrito Prieto that rises some 50’ above the surrounding terrain
Several thousand acres of the ranch have been worked to promote quail habitat and are dominated by mixtures of native grasses
Wildlife: The ranch has been high fenced since 1982 and is managed under the MLDP III Texas Parks & Wildlife program. The whitetail deer are closely managed and multiple trophies are taken on an annual basis; not to mention plenty of hunting opportunity for management bucks and doe deer.
The Bobwhite Quail population has also been carefully managed on many parts of the ranch through brush management, discing and prescribed burns.
With numerous lakes and ponds throughout the ranch, the waterfowl hunting is excellent with hundreds of ducks making the ranch their home during the winter. Several of the lakes are stocked with largemouth bass, sunfish, and catfish offering excellent fishing. Turkey and dove are also abundant all over the ranch.
Improvements: The headquarters compound consists of several residences and operations facilities.
Highlighting this area is the historic homestead building which has been updated and enhanced beautifully. This residence includes a kitchen, den, and dining room with 5 bedrooms and 41/2 baths. A separate building next door houses a second kitchen and dining area. There is another small updated camp house with bedroom, kitchen and bath. Connected to the home are a huge covered patio with fountain, a separate one room office/studio and a guest cabana wing with 3 bedrooms, each with a full bath.

Lastly, on the west side of the ranch, there is a hunter’s lodge that sleeps 21 with a large den and kitchen. It has an outdoor patio, a five stand sporting clays course and includes 20 hookups for RV’s or horse trailers primarily used for group trail rides.
There are several other large barns on the property and the road system is excellent with many of the roads all-weather. The perimeter high fence is in excellent shape. Water: While the Cerrito Prieto is a major standout property as it is, the water system on this ranch makes it exceptional. There are two Carrizo irrigation wells on the property with over 20 miles of 6” and 4” buried welded poly water lines running throughout the entire ranch. The water system keeps four large lakes full and numerous smaller ponds and lakes filled around the entire ranch.
In addition to the two irrigation wells, there are 16 other shallow water wells around the ranch with multiple watering facilities for cattle and wildlife.
Some of the areas managed for quail also feature sprinkler irrigation systems to ensure good growth of weeds and healthy insect populations to help keep up the population of quail.
Electricity: Electricity is found throughout the ranch.
Minerals: There are multiple older gas wells on the ranch and recently there has been additional drilling of newer gas wells. The newer operations have been careful to keep most of the drilling sites along the borders of the property and most access on the ranch is restricted along the borders of the property minimize the impact on the guests and owners of the ranch.
Although only surface is being conveyed, a surface use agreement will be put in place for a new owner. There will also be a water use agreement for the new owner and the operating company on the ranch.
History: The Cerrito Prieto Ranch is named after the gravel hill located centrally on the ranch. It was named by the Spanish explorers meaning “little black hill” and was considered a major landmark through the early part of the twentieth century. It stands out so starkly over the south Texas plains that travelers used it to navigate between Laredo and Encinal.
