Cleghorn Ranch

Easily one of the best hunting, fishing and recreational ranches located in Bastrop County. Cleghorn Ranch consists of 621 +/- acres under high fence with an excellent combination of wooded areas along with beautiful large ponds and grassy meadows. The ranch has been meticulously managed for over a decade and has served as one the premier hunting destinations in central Texas. With such a diverse combination of terrain and topography the ranch has a feeling of beauty and character like no other.

Location:
The ranch is located at 2008 FM 2104, outside of Paige in Bastrop Co. approx 20 minutes from Bastrop, 45 min to downtown Austin, an hour and half from Houston and two hours from San Antonio. It is conveniently located a little over half an hour from Austin Bergstrom International Airport.

Habitat:
The Cleghorn Ranch has a very diverse habitat across the entire property. The ranch is approximately 50/50 wooded acres along with native and improved grasslands. The wooded areas along with much of the ranch have an abundance of large, mature oaks along with Pin Oak, Post Oak, Cedar and Pine. The grassy meadows and fields are primarily native grasses along with sandy loam that make for an excellent source of grazing and hay production.
The ranch has rolling terrain that provide many beautiful vistas across the landscape. It also creates many vantage points in which to enjoy sunsets. There are also in excess of 15 acres of fishing lakes and ponds stocked with fish which include bass and catfish. Along with the ponds, there are two large wet weather creeks that run through the ranch. Above the creeks there are many bluffs and cliffs along with some outcroppings of rock. All this diversity ads to the character of the ranch.
There is a diverse road / trail system that runs throughout the property. This makes for great access to the many destinations by truck, jeep and ATV. This ranch is an excellent place to enjoy on horseback or even a hike looking for sheds or arrowheads.

Wildlife:
This ranch has been designed and managed for the growth and success of large whitetail and other species of wildlife both native and exotic for many years. The owners have bred and sold DNA registered trophy deer. It is considered a premier high fenced, hunting and deer breeding ranch. Along with the white-tailed deer, the other wildlife on the ranch include Axis deer, Fallow, Kudu, Black Buck, Watusi, hogs, turkey and all other native animals, varmints and predators. Along with large animals there are also an abundance of birds on the property.
There are 5 ponds on the ranch of which three are stocked with bass and one with catfish. Two of the larger ponds or lakes are five to six acres each which makes fishing out of a small boat or kayak another recreational opportunity. The ranches diversity in all areas from hunting to fishing or hiking make for an outdoorsman’s paradise!

Improvements:
There is a main house along with a foreman’s headquarters and two hunters cabins along with several outbuildings a horse barn and equipment barn all located at the main camp area. There is also a guest house and a party barn with an office, bedrooms and bathroom located elsewhere on the ranch.
The main house is a modest 1500 sf 2 bedroom, 1 1/2 bath. The inside of the main house along with the hunters cabins are all constructed of handcrafted cedar. There is a 3,200 sf equipment barn adjacent to the main house. Just below the main house sits the 3 bedroom, 1 bath foreman’s cabin. This house also consists of a kitchen and living space. On either side of this house are the hunter’s cabins. They are each one bedroom and one bath with handcrafted cedar interiors.
There is a unique rustic guest house or getaway at the center of the ranch in a meadow next to a pond. The house was custom finished to have an old cabin look on the outside with an extremely detailed custom finish on the inside. There is a “cabin like” feel with beautiful views from every window. The cabin is a 1 bedroom with a loft, a kitchen, living room and bathroom. It even has a flatscreen. This is a getaway on your own ranch. This has also been used as a place for entertaining and parties.
Along with the numerous houses and cabins, there are several other structures on the ranch. There is a traditional style 6 stall horse barn with 12’x12’ stalls, a tack room along with a feed room, automatic fly spray system, ceiling fans and a concrete floor along with rubber mats in the stalls. There are run-ins for the stalls that lead to two large pastures that are all pipe fenced.
Away from the main compound there is a 20 acre area with shaded deer pens that are equipped with automatic watering systems, alleys and runs. Next to the 20 acre pens there is a 3,200 sf building that has served as a bunk house, a large game room and an office. This building is loaded with character. The interior is custom and unique. Much like the guest house, the game room / bunkhouse is ideal for entertaining over night guests or hosting a party.
There is also a 9 ton feed silo and a walk in cooler with an attached skinning rack.
There is a large 70gpm active water well along with city water (Aqua Water) that services the ranch and all the houses and buildings.
The ranch and its current owners have hosted many groups including hunters, national athletes and country music artists along with numerous family and friends.

Minerals:
Portions of the ranch have mineral interest and the rights to some of that interest is negotiable . Otherwise, the sale is surface only. The ranch is not leased and there is no production at this time.

Other:
Seller is willing to consider the sale of the back 160 +/- Acres separately. The rectangle shaped piece is bordered by the wet weather creek along the whole South side. There are an abundance of large trees, one tank, along with its own entrance off of St. Delight Rd. There are no owned minerals on that portion of the ranch.
