Cross Pines Ranch

This is a truly special opportunity to own a 5-acre lot at Cross Pines Ranch! This offering is for the wooded Lot #20 which is in a prime location on the ranch overlooking one of the large lakes and is the lowest priced lot.  The entire ranch property is jointly owned by a small group of families that have been captivated by this special and serene landscape with tall pines, majestic hardwoods, and over 180 surface acres of professionally-managed bass lakes. The ranch also has an entertainment lodge, full equestrian center, trap and skeet range, and miles of hiking, biking, and outdoor trails. It is staffed full-time for the benefit of the members of Cross Pines, and is a ranch retreat where everything is taken care of.  This lot for sale has 5 deeded acres and sits on a quiet location overlooking a 35-acre lake in the Southeastern part of the ranch.  There are only 40 deeded lots on this ranch, and each lot owner has shared ownership and access to the entire ranch and its facilities.

Location: The ranch is 90 miles East of Dallas, near Mineola, and just past of the small community of Hainesville. The ranch is located in Southwestern Wood County on Highway 49.

Fishing: Trophy bass fishing is professionally managed on 8 large lakes and several other ponds that range in size from approximately 7 acres to 45 acres. Boats are always on stand by for the members of Cross Pines, and they are complete with trolling motors, and are tethered to boathouses and docks.

Water: The ranch has over 180 acres of managed lakes and additional small ponds. It is strategically located on two major creek systems, Red Branch and Mill Race. This area of Wood County has surface water that is always flowing, and the lakes are clear and healthy fisheries. Cross Pines Ranch also has several wetland preserve areas for excellent waterfowl hunting.

Equestrian Center: The approximate 9,000 s.f. barn has 9 stalls and a tack room, and opens into an outdoor riding arena and several turnout pastures. Cross Pines Ranch has ranch-owned horses, and it will also board your own. The members have access to a very comfortable bunkhouse above the equestrian barn, with a kitchen, living room, and space to accommodate four guests.

Lodge: The lodge has about 5,000 sf of indoor/outdoor entertaining and dining space. It has a complete and full kitchen, luxury living areas, a billiards room, and plenty of wrap around porches overlooking the high bluff and view of the pool and outdoor grilling area. There is also a library room for reading, a fitness room, and an outdoor fire pit.

Land: The ranch is located on the South side of Highway 49 just a few miles East of Hainesville. The main property is approximately 1,725 acres, and the adjacent gun club (where there are no home sites) on Patton Creek is approximately 345 acres. There are highly improved iron ore roads throughout the ranch connecting the lots to the main facilities. Soils are comprised of mainly sandy loam, which is excellent for horses, pine production, and wildlife.

Homes: There are currently only 14  homes that have been built on the 40 lots at Cross Pines. The existing private homes are all custom and of very nice construction, with guidelines to ensure the quality and aesthetics of the ranch.

Dues/Taxes: HOA dues are approximately $1,000/month, and annual taxes on this lot are $14.20.

Shown by appointment only.  Building guidelines, rules, and restrictions are available from the Broker.
