Location:             The property is located on paved Sharp Road. This location is actually in Harris County and is only 6 miles west of Hwy. 99, seven miles south of Hockley, and nine miles north of Katy.

 

Topography:            The Cypress Creek Prairie Ranch is located in the historic Coastal Prairie Region of Texas that once extended over miles of the Texas coast. While much of the region has been altered for farming and development, this ranch has been carefully restored to a tall grass prairie and wetland to preserve much of what has been lost of the eco-region. This ranch has a 64 acre wetland unit, ¾ of a mile of flowing Cypress Creek covered with large live and water oaks as well as acres of native prairie grasses.

 

Wildlife:            This area is well known as an outstanding waterfowl area. The wetland unit attracts great numbers of ducks and geese as well as attracting large numbers of cranes. The woods and brush hold plenty of whitetail deer and hogs. The prairie also holds an amazing number of bobwhite quail for someplace so close to Houston. Overall this ranch has a fantastic variety of wildlife and great recreational opportunities.

 

Improvement’s: Very few improvements exist on the ranch. It is partially fenced and has some interior unfinished fencing for running cattle.   Most of the roads on the property are in good shape.

 

Water:            Water features include one 64 acre wetland unit. Cypress Creek runs along one border for .75 miles and is almost always flowing. Groundwater in this area is very accessible and there is plenty of it.

 

Electricity:            Electricity is available along perimeter of the ranch on Sharp road and there is one line running through the middle of the property. There is one transmission line running through the property as well.

 

Price:            $1,242,000 ($4,500/acre)

 

Other:            This property has a conservation easement on it to protect the land from development. It does provide for one building site to put a lodge or house on it but does restrict further development. This easement does allow cattle grazing, some farming, and complete recreational use such as hunting. The property is surrounded by other parts of the Katy Prairie Conservancy either through other Conservation Easements or outright ownership to protect the entire neighborhood and ensure there will be no future development of your neighbors.
