The Fayburg Ranch is one of the largest properties in Collin County this close to Dallas. It is a good combination ranch, with a great opportunity to develop a bowhunting ranch with the rich bottomlands around Indian Creek and Hickory Creek, as well as utilize the improved pasture and some cultivation for wildlife perennials, food plots, or livestock.

Location: This ranch is located 25 miles East of McKinney, North of Farmersville, and East of Hwy 78. It can be accessed by FM 618, or FM 617.

Improvements: Improvements include a 20,000 SF steel building built in the 1990′s, and several cross-fenced pastures.

Range: The ranch is 50% wooded. The cultivated fields recently included oats, tifton, and 100 acres of sudan. Soils are comprised mostly of Heidan Clay on the Tinn and Trinity Clays in the creek bottom areas.

Water: The ranch gets an average of 40 inches of rain per year and the property has over 12 ponds.

Note: Guns are permitted on this ranch. It is outside the city limits. The only restriction is against rifles used for deer hunting. Additional acreage may be available.
