The Mount Vernon Ranch features two significant creek systems and is an excellent, mixed-use property for the sportsman and rancher. It has levees for outstanding waterfowl opportunities, thick woods, and also very fertile upland pastures for productive grazing. It is located just North of Mount Vernon and is loaded with wildlife as it contains a lot of the wooded bottomland area around White Oak Creek. The ranch also has a new mobile home, barn facilities with tack room, a hunter’s cabin, and 4 fishing lakes.
Water: The ranch features over 2 miles on both sides of White Oak Creek, and also has over 3/4 mile of frontage on both sides of Bear Pen Creek. There are 4 main lakes around the home, and each is stocked and complete with a fishing dock. The two largest lakes are about 2.5 acres. Approximately 50+ acres can be managed in wet soil food plots and cultivation for wintering ducks and geese.
Wildlife: The whitetail deer, turkey, dove, duck, and hog hunting is excellent, which is typical for this area well-known to Northeast Texas sportsmen.
Terrain: This property has a great combination of gentle topographical changes with long views of the ranch looking South from the high ground on the ranch, to a lot of creek frontage and thick hardwoods in the low country. The entry gates, and overall fences are in great shape, and so are the wildlife food plots and wheat fields. Most of the soils are comprised of Nahatche silty clay loam around the creek bottom with clay subsoils, and sandy loam on the top pastures. The ranch lies in the post oak belt and is heavily wooded; with predominate species of post oak and blackjack oak.
Location: Mount Vernon Ranch is just about 110 miles from Dallas, with a drive of just under two hours. It is also about 70 miles Southwest of Texarkana. It is located North of I-30 and Mount Vernon, and just East of Hwy 37 on CR 2220.
Utilities: Electricity and community water.
Minerals: Seller will convey all owned mineral rights, if any.
Taxes: Taxes are currently based on a 1-D-1 agricultural valuation.
