Location: The gate entrance is on West Old Lockhart Road just south of West Point, Texas. The property has approximately 1.5 miles of paved road frontage.
Topography: The property is in the rolling hills typical of this region with several creek drainages running through it. Chandler Branch Creek is the main drainage and runs through the middle of the property. The property is dominated by thick woods consisting of multiple oak species (particularly post oak), cedar, hackberry, and cedar elm.
Wildlife: The ranch is high fenced and has been stocked with superior genetic whitetail deer over the past three years. It is under MLD III classification. The property also has excellent dove and turkey populations. Hogs have been successfully kept out although there are several blinds that may hunt some of the property outside of the high fence. The property is protein fed year round. Multiple ponds on the property attract a large number of ducks in the winter.
Improvements: There is a large barn which includes a living room/kitchen and large bedroom with an outdoor pavilion. There is also a new one bedroom cedar cabin. There are multiple well maintained winding roads throughout the property making excellent access. There is a breeding pen for introducing deer located just outside of the barn/cabin area. Four new blinds/feeders/protein feeders are on the property located in opened areas for food plots. The high fence is only several years old and in excellent condition. The fence was built about 30 yards off of the road frontage to keep it more private. About 40 acres of the ranch is out of the high fence but is low fenced and accessible.
Water: Several water wells are located on the property and groundwater in the area is good. Along with multiple creeks running through the property, there are also 9 ponds on the property several of which are old gravel pits and could make excellent fishing lakes. A larger lake could easily be built in several areas of the ranch.
Electricity: Electricity is available on the property.
Minerals: To be determined.
Price: Asking $2,942,500 or $5,500/acre.
