Improvements: The K-700 has had a lot of work done to it. The owner spared no expense in land sculpting, trail improvements, road establishment, lane clearing, and the installation of over 10 new culverts. The new pipe main gate, and entry drive is graveled, and the whole ranch can be traversed without scratching your paint. There is one old farm house of nominal value near the entrance. Please ask broker for the “before” and “after” aerial maps.
Wildlife: This ranch is already set up for the hunting season. 5 new Dillon double-seat tower blinds and 5 All-seasons feeders are in place in established, strategic locations, complete with cultivated food plots. There is plenty to hunt on this ranch. It is mostly wooded habitat, with the right amount of grassy areas, and the creek system on the ranch attracts and holds a lot of whitetail deer, dove, hogs, and ducks. Even the brushy mesquite flats would make good quail areas with a south Texas feel, if the owner wanted to stock birds.
Location: The ranch is only 40 miles from Dallas in the southeastern part of Kaufman County. It is just south of Kaufman on the east side of FM 1895, and is located east of Highway 175.
Water: The ranch has one large 10+ acre lake that has been newly renovated with a new dam and professional drainage system. Flooded timber and submerged structure is situated throughout the lake with prior planning for proper and adequate underwater habitat for forage fish and bass, and an island was created along with additional peninsulas to establish plenty of shoreline. A brood pond has been engineered at an elevation above the lake for growing additional fish, and it can gravity drain into the main lake. Genetically superior bass fingerlings from a brand name ranch in Athens were acquired and used for stocking (this ranch has been developed, owned, and fished by B.A.S.S. champions). In addition, the lake was stocked with an abundance of bluegill and threadfin shad for forage. The K-700 also has 7 ponds throughout the property, and Walnut Creek, which carries a lot of water when it rains, and several of the ponds have been managed as duck marshes with developed, tiered flood areas.
Land: This ranch has great appeal due to its diversity of habitat, terrain, and wooded cover. It really is unique to find a place so close to Dallas with this much acreage and so many interesting features, where one can have a different experience on every visit. The soils are varied, with Crockett and Mabank sandy loam soil on the top country, and clays along the creek areas.
Minerals: Any owned minerals will convey with the sale, but this amount is unknown, if any. There are two dry holes on the property.
Utilities: Electricity and community water are on site.
Taxes: Property is taxed with an agricultural valuation.
