The remaining 45.68 acres is located within the Extra Territorial Jurisdiction (ETJ) of the City of Denton, Denton County, Texas.

The immediate area around this particular property is very exciting because of the growth and expansion projects that are currently underway.  A grocery store is planned at FM 407 near Lantana, and this future development site is in between Country Club and Hickory Hill single family developments.

Acreage: 128.524 Acres (Sum of acreage per Denton County Central Appraisal District)

School: Argyle ISD

Zoning: The portion of the property located within Argyle Town Limits zoned Agricultural. Division of this property into residential lots of less than 5-acres requires rezoning. The remainder that is located in Denton ETJ is not subject to zoning. Texas counties do not have zoning authority.  Since some of the property is in the City of Denton ETJ, any development will be required to process erosion control, interior paving and drainage plans with the city and county.

Water: Water is available from Argyle Water Supply Corporation (AWSC), a private member-owned, non-profit freshwater utility provider.  An existing 10-inch water line is located along Fincher Road.

Wastewater: There is no central wastewater system located in this area. The proposed development will likely be limited to the use of On-Site Sewage Facilities (septic Systems) per TCEQ guidelines and regulations.  The Environmental Health Division of the Denton County Health Department administers the Denton County on-site sewage facilities throughout unincorporated portions of Denton County. This involves reviewing septic system designs, issuing permits to construct, conducting specialized final inspections and enforcing the applicable rules and regulations.

Electrical: There are two electrical service providers that serve this area, Oncor and Coserv. Discussions and coordination with the providers will be necessary to ensure service availability to this specific property.

Natural Gas: There is one gas service provider that serves this area, Atmos. Discussions and coordination with the providers will be necessary to ensure service availability to this this specific property.

Telecom: The subject property is within the service area of Verizon for telephone and communications.

Platting:  A preliminary and final plat will be required for development of the property. The Denton County Commissioners Court will approve the plats located in the unincorporated area of Denton County. The preliminary plat approved by Denton County is valid for 12 months after approval. The City of Denton will approve plats located within their ETJ.
