The property includes a 120 acre lake, two 20 acre lakes, several smaller ponds, lodge & cabin, water pumping rights from bayou and the best bass fishing available around. Location: The gate entrance approximately one mile from the town of Danbury on County Road 602. Located 45 miles south of downtown Houston.

Topography: The Lakes of Danbury includes the main lake of 120 acres which averages 5 ft. deep with the deepest parts of lakes being approximately 15 ft. deep.  The main lake was completely renovated two years ago to add islands, deep cuts and other structures to enhance the fishing. Numerous trees and brushpiles are located in the lake.  There are an additional two lakes that are approximately 20 acres each with islands and brushpiles. The property is bordered on two sides by small creeks lined with oaks and hackberry trees and the back of the property is Ausin Bayou. The remainder of the property includes several small fishing ponds and landscaped grounds including oak and cypress trees.

Wildlife: All the lakes are stocked with largemouth bass, copper nose bluegills, redear sunfish and some catfish and crappie. Ducks are abundant during the winter months and there is good dove hunting.

Improvements: There is a 1,200 sq. ft. lodge overlooking the main lake, a 500 sq ft. two bedroom cabin, multiple working sheds and rv hookups. Several water wells and septic systems are in place. There are also multiple boat docks with electricity.

Water: The sale of the Lakes of Danbury will include water pumping rights from Austin Bayou which will be included in the Deed. These water rights are very valuable and almost impossible to obtain anymore.

Electricity: Electricity is available throughout the property.
