Location:      The ranch is located on the outskirts of Kingsville, less than a mile east of Highway 77 on the south bank of San Fernando Creek.     Corpus Christi is approximately 30 minutes away, as is Baffin Bay.

Habitat:          The ranch is primarily semi-open prairie, with areas of heavier brush along the creek.  Soils are generally heavier blackland clay (Victoria Clay).  Grasses include various bunch grasses including bluestems and guinea grass, and residual areas of improved Bermuda.   The browse is predominantly mesquite and huisache, with scattered typical South Texas browse.

An estimated 80-90 acres of the property along the creek are in Flood Zone A.  The mobile home, well, and gates are outside of the 100-year flood plain per survey.

Wildlife:         Few small ranches offer the hunting opportunities this ranch presents.  The deer herd benefits from proximity to large ranches.  The current owner reports outstanding dove hunting, which benefits from the creek, tanks, and grain farming on two sides. Turkeys are plentiful, as are hogs.  The main tank is great freshwater habitat for ducks coming off of the bay and holds birds.  Javelina, coyotes, bobcats and other varmints are present.  Bobwhite quail are seen on occasion.

Improvements:  A +896 square foot 2:2 mobile home in good condition, along with three relatively new two-man blinds, four feeders, and a full length shipping container will convey, making this a ready to hunt  opportunity.                   

Water:            San Fernando Creek is the northern border of the ranch for the eastern two thirds of the ranch, and has been live throughout the current owner’s tenure. 

The main tank is approximately 4 acres, and there are two smaller tanks that are seasonal.

The current owner drilled a +785’ well in 2014.  It is equipped with a 1.5 horsepower electrical motor, and could be used to supplement the main tank.

Minerals:       No minerals are believed to be owned, and none will be reserved by the seller.  There is no production on the property.
