Location: The ranch is located between Edna and Victoria Texas. The property is accessed from County Road 127 which runs along the perimeter of the farm off of FM 822.
Topography: The farm is level ground with no portions of the property located in the flood plain. The property is segmented into agriculture fields that are rotated between rice farming and cattle ranching. The soils are sandy loam with a heavy clay base about 12” below the loam.
Wildlife: Deer and hogs are commonly found on the farm venturing from the neighboring brush and trees. The property is an excellent waterfowl area and dove are abundant as well. With the groundwater access, rice farming in the area and being along the Lavaca River flyway this property could be made into one of the premier waterfowl properties in the entire State.

Minerals: No minerals are available with the sale. There is no production on the ranch.
