Location: The ranch is located between Edna and Victoria Texas. The property is accessed from County Road 127 which runs through the ranch off of FM 822.
Topography: This ranch includes over two miles of Lavaca River frontage with approximately 700 acres of river bottom that is dominated by hundreds of Pecan and towering Live Oak trees with lush coastal grass taking advantage of the deep and productive alluvial soils. Rising 65’ above the river bottom is a unique ecosystem of approximately 1,250 acres of sand hills. This part of the property looks similar to the coast of the King Ranch with bluestem and other native grasses and mott’s of Live Oaks and Post Oaks. Wildlife: The deer herd on this ranch is significant and a visit any time of day will offer numerous sightings of whitetails throughout the property. The ranch is currently operated under a level II MLD program with Texas Parks & Wildlife. The sand hills offer excellent habitat for quail, and doves are common throughout the ranch attracted by the cultivation in the area. Waterfowl in the area is tremendous with ducks inhabiting the many small water features around the ranch and geese common in the rice fields. This property would make an excellent area to construct wetland units to attract waterfowl as is found on all the neighboring ranches. Turkey and hogs are also abundant throughout the ranch.
Improvements: The headquarters compound is found in the River Valley and includes an older ranch style home, a newer two story house and several smaller two bedroom cabins. There is also an 8,000 sq. ft. storage/equipment barn along with several smaller barns and sheds. A full cattle pen/loading facility is also located in the compound. There is another large storage found on the sand hills of the ranch. The property is perimeter fenced and has multiple interior fences to break the property into manageable pastures. Excellent roads are found throughout the property.
Water: There is one large irrigation well that produce in excess of 2,500 gpm on the property. There are also an additional five water wells for cattle and underground piping to water troughs throughout the ranch. Groundwater in the area is from 80’ to 1,200’ and is excellent quality. There is one man made pond plus several natural lakes.
Electricity: Electric lines are found throughout the property.
Minerals: No minerals are available with the sale. There is no production on the ranch.
Price: Asking $8,032,500 or $3,500/acre.
