Investment and recreation opportunities collide in this unique parcel of available land. There is a history of timber production, last cut in 2010, with available stands of mature pines and rapid new growth ready for a new owner to monetize. While watching your investment literally grow you can enjoy great hunting! There are ample deer and hogs to keep your freezer full year round. When your not in the woods the water is nearby. From the property, excellent saltwater fishing is only 35 miles from the front gate, and there are numerous bass lakes within a half hours drive. If you are looking for an investment tract, priced below market, that you can enjoy with close proximity to the Houston Metro and great fishing you should put this property at the top of your list!
Location: The property in located east of Mauriceville, Texas at the end of N. Bilbo Road. It is less than a 2 hour drive down I-10 from Houston and only 30 minutes from Beaumont.
Layout and Topography: The majority of the property is wooded with some open areas for game. There are mature trees in the back of the property, which are mostly pines, water oaks, and scattered magnolias. The most recently harvested acreage is growing back naturally and very full with an average height of 6-12 feet. Throughout the property there are cleared paths about 8-10 feet wide making it easy to traverse a majority of the property. There is a creek on the south property that divides the property from the neighboring tract.
Wildlife: Much of the property in the back is flooded timber in the winter, this would be a great place to build a waterfowl management area for great duck hunting. With the current drainage, there are several excellent spots that a “green” wetland unit could be put in to produce a fantastic timber unit to hunt wood ducks and mallards. The deer hunting is good and hog hunting excellent.
Improvements: There are no fences around the property except for an interior fence dividing the neighbor in the middle from the surrounding property.
Minerals: The owner has no minerals and there is no production on the property.
