The Placedo Creek Ranch is a great live water, hunting and grazing ranch only 15 miles south of Victoria. The ranch is primarily rich creek bottomland and has approximately 1.3 miles of Placedo Creek frontage, much of it on both sides of the creek. The ranch is covered with hundreds of old growth Live Oaks, Water Oaks and Hackberries. Placedo Creek generally has water year round and is a magnet for wildlife including deer, turkey, hogs, as well as quail and dove which are abundant on ranch. Along the southern and northern boarders of the ranch is primarily flat prairie with some oaks and mesquites scattered throughout providing good cover for deer. Wildlife: The ranch is loaded with deer and turkey. The towering oaks make excellent roosting areas for turkey and cover for the deer. The more open part of the ranch also has excellent whitetail cover and is very good area for quail and dove. The area is well known for excellent waterfowl and some areas could be developed into wetland units.

Topography: The property has a nice roll has nice roll falling down to Placedo Creek. It is surrounded by primarily flat prairie.

Improvements: The eastern and southern portion of the property is currently not fenced, there is decent exterior fencing on the northern and western boundaries.

Water: There is not a water well on the property but water is shallow in this area and good quality. As afore mentioned there is approximately 1.3 miles of Placedo Creek flowing through the property. One small tank/pond is located on the property and is a fabulous dove hunting spot.

Electricity: Electricity is available off the easement road extending from Henderson Road.

Location: The property is located just east of the town of Placedo and is located at the end of Henderson Road. An easement from Henderson Road provides access to the ranch, across the creek and to the southern portion of the ranch. The city of Victoria is only 15 miles to the north, easy access to Houston (150-miles) off of Hwy 59 and 10 miles from great fishing and waterfowl hunting on Lavaca Bay.

Other: There is a gas transmission station on the southeastern border of the property. There is no production on the ranch and no minerals to be conveyed. There are several pipelines traversing the property.
