Location: Located in the Hill Country “transition zone” in northern Medina County two miles north of F.M. 2676 with frontage on paved County Road 265. The property has easy paved road access to Medina Lake.

Layout, Topography & Terrain: The ranch is rectangular in shape with numerous draws and seasonal creeks. The majority of the habitat is live oak motts with a mix of cedar and South Texas brush and native grasses. A number of food plots have been established and planted annually with seed mixes favorable for wildlife.

Wildlife & Hunting: Wildlife includes white-tailed deer, turkeys, feral hogs, quail and dove mixed with exotics, including axis deer. The Property has been under a wildlife management program for several years and currently has a wildlife management property tax exemption. The ranch has been under a supplemental feed program for several years.

Improvements: There is a very comfortable wood-framed pier and beam home located on the property. There is also a nice sized shop, barn and game cleaning facility with concrete flooring, electricity and water. The property has good fences and a good road system throughout with an all-weather road to the house and barn.

Water: There are two existing Edwards Aquifer water wells on the property and a nice stock tank that has been lined and is served by one of the Edwards wells.  The tank is stocked with an abundant amount of fish. Numerous wildlife watering stations are located throughout the ranch as well.

Other: Seller is willing to include various items of equipment, including rolling stock, tractor, tools and implements. Deer blinds, corn feeders, protein feeders and wildlife watering stations are also negotiable.

Utilities: The ranch is served by Medina Electric Cooperative and has service to the home, barn and surrounding improvements.

Minerals: Seller will convey all minerals owned.
