Location: The property is located within the southwestern quadrant of the Sealy area (ie. area located within the southwest corner of I-10 and SH-36). Main access is off of Beckendorf Road.

Habitat & Topography: The ranch is slightly rolling primarily grasslands with some trees and brush scattered throughout.

Wildlife, Hunting: Dove and waterfowl live on and use this property that is located on the western edge of the historic Katy Prairie, known for its waterfowl potential. There are also lots of deer, hogs and good quail population.

Water: There are two large ponds on the property and one old irrigation well on property.

Improvements: The ranch is separated into three pastures with cross-fencing, and there is one set of old pens and cattle shed.

Minerals: There is no oil and gas production and the ranch is not currently leased. Seller owns all minerals and would be willing to negotiate the sale of part of them.
