Topography: The ranch has rolling hills with elevation changes of 100’ offering great views of the area. The improved pastures are broken into 6 major pastures. These areas have large post oaks and elms dotted throughout the pastures for plenty of shade. The back of the property is fenced into its own pasture and is thickly forested area with oaks, elms, and large cedars. There are three drainages that run through the property that are all part of Cedar Creek and contain a variety of oaks, cedars and elms. Soils vary with most silty clays and loamy clays. .

 

Wildlife: The ranch has abundant whitetails, hogs, doves, turkey and predators. The ranch has been very lightly hunted, and the thick forest in the back of the property is full of game. The large 10-acre lake is stocked and offers great fishing and is full of ducks in the winter.

 

Improvements:  The perimeter fence is in good condition and the majority of the interior fencing is in excellent condition as well. The main road from the highway to the house is excellent caliche road and in terrific condition. There are also multiple dirt roads roaming through the pastures and trees making for easy access throughout the ranch. There are two sets of excellent cattle pens on the ranch and designed for easy movement of cattle.  There are several buildings on the property including:

Modern Home – approximately 2,700 sq. ft. home with three bedrooms and full baths. One story with high ceilings and granite tops throughout. Exterior is Austin Chalk stone with metal roof. Great views out of large pane glass from den/kitchen area. Two car garage and swimming pool with excellent landscaping.

Working barn – just over 2,000 sq ft. barn with concrete floor and workshop. Back opens to second set of pens and could be utilized as great area for horses as well as cattle set up.

 

Water: The ranch is on County water with lines running to the home as well as to the different pastures. There is the 10-acre lake as well as two smaller ponds. The three creeks on the ranch are wet weather creeks and dry during the summers.

 

Electricity:  There are multiple electric lines on the property for easy access.
