Location:  Rowdy Creek Ranch is located near Gilmer, Texas which has a population of roughly 5,000 people.  The ranch is approximately 2 hours from Dallas, 40 minutes from Tyler and 15 minutes from Longview. The ranch is located in the Piny Woods ecoregion of the state. 

Improvements:  The centerpiece structure of the ranch is the well-engineered 6,700 square foot event center and residence. Both the living quarters and the open portion of the structure have an extremely tasteful luxury finish-out. This living space is 3,400 square feet. Huge windows bring in lots of natural light and allow great views. The structure includes a bridal salon, a catering kitchen and lots of storage room. A huge stone fireplace by the windows makes for an inviting place for guest to congregate. The residence portion has lots of additional covered exterior living area including a fireplace and grilling area. Water:  The main water feature of the ranch is the recently built bass lake that is approximately 14 acres. The lake has a well built dam and lots of fishable shoreline. It is truly a gem. A small pond (has well water piped in) adjacent to the bass lake is used for forage fish. The ranch has other smaller ponds, two creeks and three water wells. This area of the state receives an average annual rainfall of 48-50 inches. 

Agriculture:  Hay yield is typically 250-300 bales with 3 or 4 cuttings per year.  The ranch is well fenced and could carry cattle at a high stocking rate. 

Terrain:  Rowdy Creek Ranch’s terrain is fairly typical of this area of East Texas with gently rolling topography and sandy/sandy loam soils. Large hardwoods and pines make up roughly half of the ranch.  A diverse understory of plants offer rich browsing for wildlife. A good trail system gives you plenty of access to the wooded sections of the ranch. A natural slough area in the southwestern portion of the ranch is a magnet for ducks. The balance of the ranch is lush coastal bermudagrass pasture.
