A small pond (has well water piped in) adjacent to the bass lake is used for forage fish. The ranch has other smaller ponds, two creeks and three water wells. This area of the state receives an average annual rainfall of 48-50 inches.
Agriculture: Hay yield is typically 250-300 bales with 3 or 4 cuttings per year. The ranch is well fenced and could carry cattle at a high stocking rate.
Terrain: Rowdy Creek Ranch’s terrain is fairly typical of this area of East Texas with gently rolling topography and sandy/sandy loam soils. Large hardwoods and pines make up roughly half of the ranch. A diverse understory of plants offer rich browsing for wildlife. A good trail system gives you plenty of access to the wooded sections of the ranch. A natural slough area in the southwestern portion of the ranch is a magnet for ducks. The balance of the ranch is lush coastal bermudagrass pasture.
