Sandy Fork Meadows Overview

The focal points of this stunning 411-acre property include both banks of Sandy Fork Creek, and original-growth hardwood forest interspersed with rolling prairie meadows.  Sandy Fork is a live water creek that flows for 3/4 mile through Sandy Fork Meadows ranch.  Approximately 150 acres are covered in manicured and fertilized grasses that provide scenic vistas of green blanketed with seasonal wildflowers – truly premiere grazing land.  The primary meadow stretches from north to south through the center of the property, and secondary meadows are located to the northwest.  Wide open lanes cleared through the hardwoods are perfect for touring all areas of the property with a truck or golf-cart style ATV.  The property is roughly square-shaped and is bounded by 4-foot perimeter fencing.  Tucked away just north of Highway 90, this extremely private and peaceful estate is most easily accessed from the west via FM1322 and CR 148 AKA “Coachwhip Road”.  Drive time is 1 hour to Austin or San Antonio, and 2 hours to Houston.  Major retailers like Super HEB are located less than 15 minutes away in downtown Gonzales; and the renowned produce market, shops, and BBQ in Luling are less than 10 minutes away.

Carefully maintained and cared for by the same family of high-quality land stewards for decades, Sandy Fork Meadows is very clean and fertile ground that is ready for your dream house.  Both surface and subsurface soils are sandy loam of the “Patilo-Stidham” classification.  Average annual precipitation in the area is greater than 34 inches.  No energy production (old or new) exists in this immediate area.  Due to abundant water in the creek, the property does not have any existing water wells.  However, it is believed to be above the Carrizo-Wilcox aquifer.  Water wells in the vicinity can produce high volume outputs adequate for irrigation or lake development.  Power and water from Gonzales county are both available at the front gate along Coachwhip Road.

Flora

Oaks, elms, enormous pecans, and many other hardwood trees all flourish on the forested portions of the property. Little Bluestem is an iconic native grass that is present in abundance.  Other natives include Hooded Windmillgrass, Halls Panicum, Yellow Indiangrass, Sideoats Grama (the state grass of Texas), and many more.  The primary meadow is predominately covered in Coastal Bermuda for grazing purposes.  Seasonal wildflowers like Bluebonnets, Indian Paintbrush, and many others blanket the meadows under the right conditions.  Delicious wild Dewberries can be gathered by the bucketful.

 

Fauna

Wildlife abounds on Sandy Fork Meadows due to excellent habitat and plentiful precipitation – healthy populations of Whitetail Deer are present here, and the bucks can grow large racks when allowed to reach maturity.  The ranch is ideal Rio Grande Turkey habitat.  The current owner maintains two corn feeders for game, and describes the turkeys not in singles but in flocks.  Feral hogs provide year-round hunting opportunity.  Migrating Mourning dove and waterfowl are present in the Fall.  Occasionally a covey of Bobwhite quail can be located as well. 

 

Livestock

Due to timely Spring rains, a few cattle are planned to be stocked soon.  The grazing rights are leased to a local operator who also fertilizes the primary meadow at his expense.  This grazing lease can be extended or terminated at the buyer’s discretion.  The property has agriculture tax exemption status. 2016 total property tax liability was less than $1,000.
