Own a piece of Texas music heritage.  Schroeder Dance Hall is the second oldest dance hall still in existence in Texas. Originally started in the 1890’s, the dance hall continued throughout the last century as a place where many famous country singers came to play such as Roy Clark, Ernest Tubbs and Tammy Wynette. 13 years ago the current owners took over the dance hall and renovated the place and began to put it back into top shape and attracted the new Texas country music singers and made the place a landmark again. Texas singers such as Pat Green, Randy Rogers, Kevin Fowler and others were attracted to the hall as a great venue for entertaining in the traditional Texas dance hall style. Currently Schroeder Dance Hall continues to attract top acts every week and the current owner has agreed to stay on for 6 months to make the transition go smoothly.

Location: The 5 acre site is located between Victoria and Goliad on FM 622 in the small town of Schroeder, Texas.

Improvements: The main dance hall is 13,261 sq. feet.  The dance hall has been remodeled over the past 10 years and is in great shape. There is an outside patio for smaller outdoor venues and a 930 sq. ft. private bar that has also been remodeled and opens onto the patio. The exterior has also been improved with landscaping and improvements to the grounds which are very attractive.

Electricity: There is single phase electricity for many of the lights and standard electric usage. A three phase generator is on site for cooling during concerts, as well as servicing the entire facility if needed.

Other: This is an ongoing business that is still running very strong and books some of the best acts available. With the increased wealth and population in the area from the Eagle Ford Shale play, tremendous opportunity for further expansion and growth could be achieved. The business sells beer, wine and setups and is a cash operation.
