Seadrift Coke has a barge docking station along the VBC adjacent to the property to the northwest, as does the UCC plant to the southwest of the property.
Power runs through the property from the Coke plant to the UCC plant. Rail is located across Hwy 185.
Flood Plain: According to the FEMA flood map approximately 25-30% of the property lies within the flood plain while the remainder is in an area of minimal flood risk outside the flood plain.
Easements: Easements consist of multiple pipelines and electric transmission lines. None are thought to adversely affect potential industrial uses and may be able to be utilized for feedstock purposes in an industrial application.

Wildlife: Deer, dove, duck, alligator and hog hunting are great and the fishing exceptional with catches of red drum and speckled trout abundant in the VBC.
Mitigation Bank Potential: Being there are approximately 90 acres of coastal marshland there is the potential for establishing a Mitigation Bank.
Victoria Barge Canal:
The Victoria Barge Canal is a 35 mile long waterway that connects the Turning Basin in Victoria to the Gulf Intracoastal Waterway (GIWW). The distribution advantage of the canal is its link with the GIWW and the major shipping lines that service ports on the Texas coast. The GIWW not only links the Gulf Coast from Brownsville, Texas, to Apalachee Bay, Florida, but also the Mississippi River, Ohio River and their connecting canals and river basins. This links Victoria to Minneapolis/St. Paul, Chicago and the Great Lakes, Pittsburgh, Pennsylvania, and Knoxville, Tennessee to mention only a few locations on the 26,000 mile Inland Waterway system. Barge Canal – 35 miles from Gulf Intracoastal Waterway. Channel depth of 12′ +3′ and a channel width of 125′.
UCC Seadrift Operations:
Located just across the Hwy 185 and to the south is the UCC Seadrift Operations, the second largest Dow facility in Texas, spanning about 4,700 acres and employing more than 1,200 people. UCC Seadrift Operations operates as one manufacturing complex, with eight production plants owned by Dow and one plant owned by Braskem.
