Habitat & Topography: The ranch has the rolling hills of western Waller County.

The property is dominated by fine sandy loam soils.

The massive pine trees are the hallmark of this property, these trees line paths that wrap around Three Mile Creek and its tributaries to form and angel shape. Also on this 220 acres are huge hardwoods interspersed with improved pastures for hay, cattle, and  horse grazing.

With over 30,000 new pines and assorted hardwoods planted in the last 15 years the already majestically lined pine tree allays are now augmented with many more roads and trails and pastures lined with assorted trees. There are two large drainages running through the property  that have new bridges as well as the main bridge just renovated that crosses Three Mile Creek. Much of the property is planted in improved grasses (primarily Bermuda) with some pastures still in native grasses. The loamy sand soils are excellent for growing hay, running cattle, and for the health of horses.

Wildlife & Hunting: Angel Pines Ranch has solid populations of white-tailed deer, hogs, and dove for hunting. The multiple ponds on the property provide opportunities for waterfowl hunting in the winter.

Water: Surface water on this ranch includes 4 ponds and three of the ponds stair-step down the hillside and have a well that keeps them at a steady level.

Groundwater in the area is generally easily found and relatively shallow (average house wells on the ranch are 150’ deep). The ranch boasts 2 water wells for servicing the barndominium, the mobile home, the barn and intricate tree watering system on the property.

Improvements: The main ranch house barndominium is approximately 2,500 SF of living area and was originally built in 2000 and was extensively remodeled in 2006. The house has 2 bedrooms and 2.5 full baths and include a large family room open with the kitchen, a large laundry room and a separate game room and living area. There is also a big covered living area and a large 25 foot high garage with 2 sliding garage doors. These indoor-outdoor spaces are wonderful for entertaining and work.  The home is down the hill from the barn and overlooks the Three Mile Creek valley with scattered hardwoods and lots of wildlife running up and down the creek.

The property has excellent roads, good fencing with multiple interior trails for riding, ATVs biking or hiking. The shaded paths are spectacular and crisscross the property for miles.

Minerals: Seller will convey minerals owned on the ranch. There is no production and the ranch is not currently leased.
