A beautiful fishing and hunting property less than an hour from Houston on a very private property that includes multiple bass fishing lakes and duck ponds.  The entrance is covered in towering live oaks, and the lakes have huge cypress trees surrounding the water.  A wonderful get a way out of the Houston area that is a short day trip away.

Location:      The gate entrance located off of paved County Road 181 just a few miles north of the town of Danbury.  It is also located about 45 miles from downtown Houston.

Habitat:         There is approximately 20 acres of cleared grasslands beneath multiple live oaks at the entrance of the property.  The remainder of the property is primarily in multiple fishing and duck hunting lakes. There are primarily cypress trees around several of the lakes, but also some elms and willows.     

Wildlife:         There are two bass lakes on the property that are stocked with Florida strain largemouth bass, crappie, channel catfish, sunfish and threadfin shad.

                        The main fishing lake is a 22 acre fishing lake along the bayou.  It has world class bass fishing and is surrounded by cypress trees.  Depths range up to 10’ deep and there are multiple structures and old trees in the lake to provide cover for the fish.

                        A second 23 acre fishing lake has recently been redone and is currently being stocked.  This lake was drained and re-worked to improve fish habitat and is going to be a fantastic additional fishing lake.

                        The duck hunting ponds can be managed to dry in the summer to grow grasses that attract ducks and the water levels can be managed.  This brings in a myriad of waterfowl in the winter.  This area is generally known as excellent duck hunting with multiple duck hunting properties in the area.  There are 3 duck hunting ponds ranging from 10 to 17 acres.

                        Other wildlife includes occasional deer and hogs, good dove hunting, and lots of amazing water birds including eagles and Ospreys.

Water             The property comes with outstanding riparian water rights for pumping out of Austin Bayou.  Approximately 200 acre feet of deeded water rights per year, and there is a newly designed pump station with diesel pump set up to accomplish this.  It is virtually impossible to gain these type of water rights in Texas anymore and they are very valuable.

                        Austin Bayou is the eastern boundary of the property, and there is over .75  miles of frontage on the bayou.  This bayou runs year-round and runs into Bastrop Bay downstream from the property.

                        There is one groundwater well at the front of the property with an electric pump.  Groundwater here is shallow and easily found.

Electricity:    Electricity is found on several locations of the property, including access to one of the fishing lakes for keeping batteries charged.

 Minerals:      None available and there is no production.
