Topography: The Circle J has a mostly flat topography with a good sandy type soil. The property drains well after a large rain. There is a new large pond that catches runoff and is currently full. It can also be fed by a well.

Wildlife: The ranch is stocked with a small herd of whitetail does and bucks. No hogs are evident inside the high fence. Lots of other wildlife including raccoons, possums, rabbits, and a large variety of birds.

Water: The ranch has a main well that feeds the main house and three other water wells.

Minerals: The property is offered as surface only. The seller owns no minerals. There is one very old well on the property but is not a pad site and is difficult to find. There is no production.
