192 Acres    ·    Henderson County, Athens, TX    ·    $3,400,000
Caplin Ranch, located in Athens, Texas is a wonderful example of luxury living combined with the outdoor adventures of bass fishing and hunting. This 192 acre ranch includes a beautiful 10,000 sq. foot lodge of 8 bedrooms and 8 1/2 bathrooms, commercial kitchen, wine vault and even a saltwater pool and workout facilities.  Upon entering  the twin iron doors off the stone front porch, one sees the vast living area with immense ceilings, hardwood floors  and stone fireplace.  The bar area overlooks the pool and patio to the left, and to the right the dining room for 20 guests and the commercial kitchen and granite workspaces.  Extra wide tile hallways lead to the many bedrooms and office areas.  In the master bedroom and bathroom, there is a small pool that leads to the outside pool and patio.  Adjacent to the pool is a cabana and workout room.   The large pool terrace is wonderful for entertaining overlooking the large lake  while sitting by the stone fire pit.  Other terraces off the other bedrooms focus in different directions and aesthetics of fountains and lush greenery.  Along with the trophy bass lakes, this property has a horse stable and other barns for the equestrian interests and a  foreman’s home that is  located near the tree lined gated entrance.  Adjacent to Caplin Ranch is the prestigious Water’s Edge Development.

Location: Caplin Ranch consists of 192 acres, 2 miles north of downtown Athens off of highway 19 North. Turn left onto CR 3922 go .25 miles, then turn right onto CR 3921. Follow the road to Caplin Ranch entrance. Caplin Ranch is located approximately 70 miles southeast of Dallas and 30 miles southwest of Tyler

The Athens Municipal Airport is conveniently located 6 miles south of the ranch.

Water: 21 acres of private fishing lakes, with frontage on a 328 acre main lake filled with trophy bass.  Caplin Ranch does have a dock, boat ramp and boat house on the adjacent 328 acre lake and has unrestricted rights to use the private lake without any liabilities of the dam.

Habitat: This  ranch was historically the fishery center of the area, but also has several acres of coastal Bermuda.

Wildlife: Native game on the ranch include deer and hog. The area is known for excellent fishing for trophy bass, and would make an excellent duck property during the winter months.  The high game fence is within a 50 acre parcel around Duck Lake and would be especially good for exotics or a small livestock herd.

The ranch is very natural and relaxed, but has improved coastal bermuda meadows, managed fishing lakes, paved roads, horse stable facilities, as well as the luxury 10,000 sq. foot lodge for easy entertaining.  The lush landscaping, mature oaks and pine trees make this hilltop setting above anything else in East Texas not to mention stunning sunset enjoyment.  The very comfortable foreman’s house is near the entrance of the property and not far from the farm equipment staging area.

Development potential: Caplin Ranch would have  a development/commercial  potential using the main house as the lodge for the subdivision or utilization of the property for weddings or events.  Caplin Ranch does not have any obligations to the Water’s Edge subdivision and this property can be subdivided up to 15 different parcels without any restrictions from the neighboring subdivision.

Minerals: The owner does not own any of the mineral estate.
