Location

The ranch is located in south central Anderson County, approximately 7 miles outside of Palestine. It is accessed by a deeded easement and is secluded and quiet.  The drive is approximately 2 hours from Dallas, and 2.5 hours from Houston. It is accessed by paved Anderson County Road 153, which brings electricity and phone services to the ranch.

Land

The home sits at an elevation of about 610’ that looks north towards the lake and has a wrap around porch with views in all directions.  The area around the home and hill are manicured to offer the best views of sunsets and sunrises.  Elevation changes of about 170′ make for great topographical features, and the property has good roads throughout the pines and hardwoods.  The soils under the ranch are from the Cuthbert, Bowie, and Kirvin formations in the western Coastal Plain soil region, which are highly weathered and acidic and support pine-hardwood vegetation, typically characterized by loblolly pine.

Wildlife

The high-fence provides for great security, management of a whitetail herd, and the opportunity to bring in exotics for year round hunting.   The  1+/- acre lake at the front of the property was stocked with catfish, and the 4.5+/- acre lake was stocked with bass. 

Improvements

There are over 3 miles of mostly galvanized high fence that surround the perimeter of the ranch.  This game fence is in good condition.

The ranch style home on this ranch is in great condition and has been very well maintained.

Home: 1,536 square feet of living area, with a 1,314 square foot wrap-around porch. The home has 2 bedrooms and 2 baths, with a very spacious living room and dining room.  It is well constructed and comfortably furnished.

Fully-enclosed workshop: 2,500 square feet with concrete flooring, awning, and full utilities.

Enclosed Shed: 550 square feet.  It is located by the lake for storing fishing equipment, boats, etc.

Minerals

There is no production on the ranch, and the owner does not own any of the mineral estate. 

Easements

There is one active easement on the ranch. It is a buried ATMOS gas line on the western edge.
