Location: Choctaw Preserve is located only an hour north of Dallas and just east of Denison, TX. The historic Carpenter’s Bluff Bridge is located less than 4 miles up the road from this ranch.
Terrain: The terrain at Choctaw Preserve is mostly level with a gentle slope towards Choctaw Creek and the Red River. The Red River can be conveniently accessed just a few hundred feet down the Choctaw Creek by canoe/boat. A system of canals on the upper section offer fisherman thousands of yards of fishable shoreline with several piers allowing you to easily tie up and access boats. This is an excellent managed fishery for largemouth. The total surface area of this system of lakes/canals is approximately 18 acres and also offers great duck hunting. Additionally, there is a 25 acre lake with a boat ramp and fishing pier on the lower section of the ranch. Mature pecan groves are located in the well-manicured fertile pastures near Choctaw Creek.
Grazing: Although the upper section of the ranch has excellent grass around the lakes, the lower sections near the river are prime grazing with feed bunks and a water system to all pastures. The entire ranch is high-fenced making it perfect for exotics.
