This ranch is in the middle area of Stephens County and is just west of Highway 183. It is accessed by county roads 224 on the west and 269 on the east, and is 1.5 miles from the Breckenridge airport and approximately 4 miles from Hubbard Creek Lake.
There is one good stock pond on the property and several areas that hold water along the dry creek bed. Stephens Regional Special Utility District water lines run along the north and west sides of this ranch, and a tap with the Basa Resources high pressure water line is on site on the southeast corner of the property.
There is one set of working pens and a good caliche road that crosses most of the ranch It is well-maintained by the oil and gas operator.
There is longtime oilfield activity on this ranch, however none of the mineral estate is available with this ranch sale.
