Island Bayou Ranch is an excellent combination property with great recreational value in woods, rolling terrain, and a 10 acre bass lake. It also offers improved rangeland, working pens, and a 160-acre irrigated wheat field!

Location: This property is located north of the Red River in Bryan County, Oklahoma. It is Northwest of Bonham, Texas and is bisected by CR 3805 on the North side of Hwy 78, between Achille and Yuba.

Farm: 160 +/- acres are irrigated, with 90 acres directly under pivot (Valley). This area is permitted for the use of effluent water from the neighboring dairy.

Improvements: Working pens, concrete troughs, and 400′ of concrete feed bunks.

Water: One main water feature of this ranch is the 10 acre stocked bass lake that was built in recent years. The farm gets an average of 40-44 inches of rain per year and is also watered by 8 ponds and Island Bayou that borders the north end of the property. There is one irrigation pivot referenced above.

Land: The western 550+/- acres is comprised mostly of coastal bermuda, thatch, and some clover. The eastern part of the ranch has rye and native grasses on the north, and improved coastal bermuda on the south. Soil map is available separately.
