Rustlers’ Den is located 2 hours from Dallas. Broken Bow is 38 miles to the east. Tulsa and OKC are approximately 3 hours away. The property sits near the north bank of the Kiamichi River on the east side of Hwy 109. The resort is adjacent to a large and private shared-ownership ranch.

Topography, Rangeland & Habitat

The topography provides nice views of the lake area. Approximately 50% of the resort is wooded but has been partially thinned to provide for a more convenient access. A system of trails will be in place for hiking, biking, and horseback riding. A private gated entryway is off of Hwy 109 in the northwest corner of the resort.

Improvements

Owners can enjoy deeded 1/2 acre lots, some with lake frontage on the resort’s private lake. Construction will be consistent with aesthetics and representation of the property. This exclusive resort community offers privacy and a relaxing experience. Approximately 50 lots will be sold. Turnkey homes ready for move-in will be available. A custom club house and pickleball courts are conveniently located and accessible to all owners. There is easy access to open spaces and trails to be used for exploring the property and enjoying the lake surroundings. Horse facilities will provide opportunities for keeping horses on-site.

Water

The property showcases a 16 acre newly constructed Hideout Lake that offers recreational opportunities. A boat ramp will be located at the north end of the lake near the clubhouse. Owners will also have private access to the Kiamichi River frontage.
