Pioneer Equestrian Facility is located less than 15 minutes from Conroe, TX, situated directly off of FM 2432. The concrete driveway leads to the facilities consisting of a covered arena, 16 stall horse barn, owner's house, as well as an additional barndominium with living quarters. There are multiple paddocks and plenty of room to add more. Deer and other wildlife are regularly seen in the native timber and fields.

Topography, Rangeland & Habitat
The grounds around the facilities are well maintained and landscaped. There is a pond located next to the facilities and all of the trees are mowed underneath creating a very shaded open atmosphere. Once you are passed the facilities, there are a number of trails that meander through the native fields and timber of the eastern part of the property. There is a small wetland unit here that attracts wildlife and holds water most of the year.
A number of the acres is still fairly wild providing the opportunity for wildlife viewing or hunting. Most of this acreage can be easily converted to pasture if so desired.
All of the improvements are less than 3 years old being built in 2019 and 2020. There is a 1,500 sf one bed two bath owner house that works great for either staying at or getting ready for a day of riding. The 2,500 sf barndominium has living quarters in one end that is ideal for an onsite ranch manager or guest lodging. The remaining shop space in the barndomium is open for parking equipment or storage. The 4,000 sf horsebarn consists of 16 stalls with lights, fans, and water. An open, outdoor arena measuring 60′ x 200′ is located next to the pond surrounded by planted oak trees. The 14,500 sf covered arena is complete with lights and sidewalks all the way around.
The main entrance is located off of Pioneer Trace Dr which is a dead-end road that only services the handful of estates in this private neighborhood. Being located directly off of FM 2432 allows for a number of commercial uses as well. Commercial activity is allowed on the 10 acres with FM 2432 frontage.
