Guida Rose Ranch - Sutton County, TX

The Guida Rose Ranch in Sutton County, TX, is located southeast of Sonora, TX. The ranch is a classic representation of western Edwards Plateau and Southwest Texas. The ranch features hundreds of Live Oaks, motts and majestic trophy trees alike, across the native rangeland. The ranch is highly suitable to varied wildlife management, hunting and agricultural uses.

Location: The ranch is located just alongside paved Bond Rd (aka FM 1691 becoming CR 320) about 19 driving miles from the center of Sonora.

Layout, Topography & Terrain: This low fenced, nearly square ranch exhibits easy rolling terrain in the southeast and east portion and more level terrain in the northwest and west. The native rangelands have extensive Live Oaks, both smaller trees and larger heritage oaks. In addition there are Mesquites, very limited Ashe Juniper, Persimmon, Agarita and other brush species common to the area. Native grasses and a variety of succulents also provide grazing and wildlife habitat components. There are some interesting natural depression features in the area and on the ranch; for example, the pond in the northern portion of the ranch is one of these natural depressions that is a nice water feature following adequate rainfall. In addition, the ranch has two significant wet weather drainages providing enhanced wildlife habitat and corridors.

Wildlife and Hunting: Wildlife species that can be found on this ranch include White-tailed deer, Axis deer, Feral Hogs, Turkey, Dove, Quail, predators and songbirds. The ranch has been hunted under a season lease for many years. Due to the planned sale of the ranch, the lease is not in place for the upcoming 2015-2016 season.

Agricultural Uses: The ranch has historically been used for livestock grazing typical for the area. Future grazing practices will be up to the new owner.

Improvements: The ranch is perimeter fenced (low) with 3 sides being in good to excellent condition and a fourth side in fair condition.

Water: There are 2 water wells on the ranch; however, neither is operational at present. There are several stock tanks that provide water sources.

Electricity: Available on property.

Minerals: Surface only is being offered for sale. All of Seller’s minerals, if any, to be reserved. Some portion of the minerals have been previously severed as well. There is one producing gas well.

History: The ranch has been in the same family ownership for many decades and several generations. We believe they initially acquired the ranch in the first half of the 1900’s.

Other: The neighbor to the east has been granted an ingress egress easement along the southern border of the ranch (new road being built by neighbor at present). The easement does not materially impact ranch operations and can be fenced out if desired.
