Huff Ranch 50 - Gillespie County, Harper, TX
Huff Ranch 50 is one of the most unique Hill Country properties you will find. Decades of work have gone into this property. The raw land is ready to build your family compound or just have a private getaway in the woods. Fully high-fenced in prestigious Gillespie County, Texas. The entrance is located on the east side of Ranch Road 783 approximately 10 minutes north of Kerrville, 10 minutes south of Harper and 25 minutes west of Fredericksburg (via White Oak Road). There will be a shared easement to access the property. This land consists of gentle rolling hills covered in native buffalo grass, prairie grasses and various types of oak trees. The underbrush and cedar have been removed. There are 2 prime building locations, one overlooking the back pond in a very private setting and the other with a breathtaking Hill Country view. There are 2 more pad sites perfect for cabins or other small structures. The pond is FULLY stocked with largemouth bass, catfish and other smaller fish.
Improvements
There are 2 target green areas (astroturf) and 9 individual tee boxes. VERY low maintenance, zero watering. Each tee box has different distances and vantage points to shoot at. Tee shots range from 125 to 300 yards. There are plenty of golf balls at each tee box to work on your game. The course incorporates the terrain, water, and vegetation features of the property to give each tee box a unique look and feel. Each hole is individually named and connected by a network of cart paths. Thoughtful design along with years of expense and time has gone into the creation of this unique golf experience.
The pond was constructed in 2014 and is 12 feet deep and lined with red clay. It was stocked in 2014 with catfish, perch, minnows, blue gill and more. In 2015 largemouth bass was introduced. The pond has had minimal fishing pressure over the years. Lots of fun to catch and feed off the floating dock. There is a fire pit area with plenty of seating for evening gatherings.
Water
A buried 1 1/4” PVC water line runs the full length of the property to maintain the pond water levels. This water line is close to any building site you chose. Technically, there is no well on the property. The actual well is on the adjoining owner’s property. The well is 200ft deep and pulls from the Edwards Aquifer. Water rights are open for discussion.
Electricity
There is a power line that runs across the front of the property (no meter).
Other notes
The owner’s house is close to the property boundary. Upon closing, owner will physically move the house to a more private location. Acreage boundary lines can be renegotiated.
