Stout Ranch - Wood County, East Point, TX
The Stout Ranch is a versatile and dynamic property located in the northeast part of highly desirable Wood County. This ranch consists of interesting topography, excellent groundwater, big views, a good blend of forest habitat for wildlife and recreation, and open pasture for grazing.
The property is approximately 35 miles north of the Tyler area between Mineola and Winnsboro, and 90 miles east of Dallas, near the community of East Point. The gate is 10 miles east of Quitman on FM 2088.
Topography, Rangeland & Habitat
This land boasts nearly 140’ of elevation change, and the highest points around 500’ offer long-ranging vistas and views over rolling hills down to the southern lower pastures. The varied terrain here makes for an interesting tour or winding trail, or a simple hike with something different to see in many directions. It is in the Piney Woods area, with pine and hardwoods such as oak, hickory, and maple, and sandy/sandy loam soils.
There is plenty of wildlife on this ranch, with primarily whitetail deer, hogs, and ducks. There are good wooded areas on the northwest and southeast side for cover and natural forage and also open range areas for long range shooting.
There are a few older water wells on this ranch that are typical for this region with good groundwater production possibilities. The topography offers opportunities to establish gravity flow systems into ponds and creek drainages, and the low areas that can flood on the southwest portion of the ranch can be managed in wet soil systems to attract waterfowl as well.
Rural electric service is on both neighboring properties and would need to be brought in.
