Location: Property is located on County Road 252 just a few miles south of hwy 90 5 miles west of East Bernard.
Topography: The ground is gently sloping and is primarily covered with 13 wetland units. There are good roads around all of the wetlands. There is just under 1 mile of frontage of West Bernard Creek on the east side and it is heavily wooded. There are several stands of nice hardwoods on the property and some willows growing in some of the wetland units. There is also one large drainage creek running through the middle of the property with heavy tree cover along the edge of it. The property has county road frontage on two sides.
Wildlife: This area is well known for its outstanding waterfowl hunting in general and there is a great flyway along Bernard Creek. Multiple other wetland units in the vicinity and farming activity have made this area one of the most famous waterfowl places in the country. All species of ducks and geese have been taken on this property and it is exceptional for pintails, teal and gadwall. There is also a healthy population of sandhill cranes on the place. Plenty of deer and hogs are found on the property and it is also an excellent dove hunting ranch.
Improvements: The current owner built a new enclosed barn and attached lodge on the ranch 6 years ago. The living quarters included two bedroom, one bath with large den/kitchen/dining room area. There is a large screened in front porch and uncovered porch with fire pit in front. Most furniture will stay and is high quality and tasteful. The connected barn is cement floor three bay garage with high ceilings and can hold plenty of trucks/tractors and equipment. Owner will sell with the ranch his mule, 4 wheeler, a ’08 JD 6430 (90 hp) tractor with cab and front end loader along with multiple implements. All of the duck hunting ponds have water canals to add water and drainage systems to allow for keeping the ideal depth of water for waterfowl hunting. Water: This property is watered by a large electric (three phase) irrigation well (estimated at 1,500 gpm). There is a canal system in place that water may be sent to all of the wetland units. There is also a new water well to service the lodge. West Bernard Creek is a continuous running creek.
Electricity: Electric lines run from the county road to the lodge. It is also found along the entire County Road fronting the property.
Other: This property has a conservation easement on it with Ducks Unlimited. It does restrict usage of the property to maintain the wetland units but does allow for some further building of lodges and entertainment facilities. The property may not be subdivided further. Also with the water well, there is a great opportunity to put in a deeper fishing lake should one wish to.
