Farms of this quality and size rarely become available in this region, making this an ideal opportunity for operational growth and expansion.
Improvements
The Gibbs Farm: No improvements shall convey with the property as both pivots are either neighbor or tenant owned. The small pivot could be negotiated by the successful bidder with the tenant. The small pivot on the east side could be negotiated for purchase. The Wright Farm: There are four irrigation wells located on the Wright Farm, none of which are currently in use. The 2013 seven tower Zimmatic irrigation pivot, located in the southwest quarter, along with an electric pump and panel will convey with the property. All other pivots and accessories are tenant owned and are negotiable to the successful bidder. Also located on the property is a historic homestead, built in the 1850’s. This homestead is currently being rented to the property’s caregiver. While not enrolled as a historic homestead, this house could be registered to receive that recognition. Located around the house are several barns which would be ideally utilized for workspace and equipment storage. The Kerr Farm: There is one older irrigation well located on the Kerr Farm that supplies water to both pivots. The older Gifford Hill pivot, located on the south end of the property, along with the diesel-powered pump is seller owned and will transfer with the sale. The other pivot is tenant owned and will be negotiable to the successful bidder.
Water
The Gibbs Farm: The Gibbs Farm is irrigated through a pump in the Arkansas River with water being piped underground to the pivots. Historically, irrigation expenses have been shared on a pro rata basis with the neighboring landowner. There is also a 20± acre pond located on the south end of the property that could provide great waterfowl hunting and fishing opportunities. This pond could also be utilized to provide additional water for irrigation purposes. The Wright Farm: The Wright Farm is irrigated through a pump in the Arkansas River with water being piped underground to the pivots. There are also four irrigation wells located on the property, none of which are in use. These wells are remembered to be approximately 50 feet deep and produce roughly 500 gallons per minute each.
