Topography, Rangeland & Habitat
Gary Creek Ranch is defined by its exceptional Hill Country topography, diverse native habitat, and natural beauty. Approximately 160 feet of elevation change creates a highly desirable landscape, with elevated hilltops offering expansive, panoramic views across the surrounding countryside and providing outstanding vantage points.
Rich black soils over a limestone base support a diverse mosaic of native rangeland, wooded draws, and mature hardwoods. Majestic live oaks, pecans, elms, mesquite, and cedar complement the ranch, creating valuable wildlife cover, thermal protection, and natural travel corridors.
Wildlife
The property was high-fenced in 1999 and has been thoughtfully managed to produce quality white-tailed deer. A dedicated wildlife management program includes a 23-acre food plot planted in oats each fall, providing dependable winter forage for the resident deer herd. Two productive range grass fields totaling 66 acres are maintained for hay production, further supporting the property’s agricultural management objectives. An extensive road network provides convenient access throughout the ranch, including numerous strategically placed blinds and feeders.
The property also offers excellent habitat for Rio Grande turkeys, with abundant mature roosting trees providing ideal cover. Gary Creek adds another dimension to the recreational appeal, offering outstanding opportunities for warm-season fishing and winter waterfowl hunting.
Improvements
The property features a thoughtful collection of improvements that complement the ranching and hunting experience, anchored by the historic Ole Pierson Homestead. This residence has been thoughtfully updated into an impressive 6,000-square-foot retreat featuring 6 bedrooms and 4 bathrooms, blending the character and heritage of the original homestead with the comfort and functionality expected of a modern ranch property.
A well-appointed 3,500-square-foot guesthouse accommodates family, guests, and hunting parties, offering 3 bedrooms with 9 beds, 3 bathrooms, a spacious living area, a full kitchen, and attached storage. The guesthouse provides an ideal gathering point and comfortable basecamp for extended stays and outdoor pursuits.
The property also includes approximately 1,700 square feet of dedicated tractor and equipment storage for ranch operations and other equipment. Additionally, a set of cattle working pens sits adjacent to the headquarters, along with a protein feed storage bin.
Water
The ranch’s namesake, Gary Creek, is a seasonal wet-weather creek that runs about 1.5 miles across the property and creates a distinctive natural amenity and valuable wildlife corridor. A series of eight strategically placed dams along Gary Creek create dependable pools and water resources that support abundant wildlife, as well as domestic livestock.
Beyond its importance to the ranch’s wildlife habitat, Gary Creek adds a compelling recreational dimension to the property. Multiple scenic swimming holes and bass-fishing waters, with fish reaching weights of up to six pounds, provide exceptional opportunities for outdoor enjoyment and private ranch recreation.
Three well-positioned earthen stock tanks further enhance the property, providing additional water resources for wildlife and livestock while contributing to the ranch’s overall habitat diversity and hunting appeal. A private water well supplies domestic water, supplemented by municipal water service through Mustang Valley Water Supply, providing reliable water to the ranch residences.
Minerals
The mineral estate is excluded from the conveyance and will not transfer with the property. The property is currently non-producing, with no active mineral production.
Area History
A historic marker stands prominently in front of the main ranch house, underscoring the property’s distinguished Norwegian heritage and enduring legacy. The ranch is also listed in the National Register of Historic Places. The marker reads as follows:
OLE PIERSON HOMESTEAD
Born in Norway, Ole Pierson (1804-1882) brought his family to the United States in 1853. He joined a group of Norwegians who journeyed to this area of Texas and found the land very similar to that of their native Country. In 1854, eight families, including Ole Pierson’s, began building their homes in what is now Bosque County. Pierson received a grant of land from the State of Texas and later purchased surrounding tracts. Here he farmed and played a leading role in establishing the Norwegian community. The homestead remained in the Pierson family until 1939.
