Navasota River Ranch - Limestone County, Groesbeck, TX

The Navasota River Ranch is a 651+ acre property located just northeast of Groesbeck with power, paved access, 10 ponds and nearly 3 miles of Navasota River frontage.

This property is perfectly suited for a recreational buyer seeking a premier hunting-focused retreat within close proximity to Dallas, Austin and Houston. The majority of the acreage is protected by a conservation easement, thoughtfully transitioning former agricultural and livestock land into a diverse landscape of native plants and hardwood forest, creating exceptional wildlife habitat and preserving the property’s natural value for generations to come. In planning for the property’s future, a deliberate decision was made to exclude approximately 65 acres from the easement, providing the owner with unrestricted development opportunities to build houses, barns, ponds and any other supplementary improvements on this sizable section of the ranch.

Topography, Rangeland & Habitat

Lying in the riparian zone adjacent to the Navasota River, the soils on the ranch are highly productive. Leveraging these sediment-rich acres, past owners of the property focused operations on cultivation and grass production for livestock and agricultural programs.

In contrast to these historical uses, the most recent owners chose to invest in restoring the original and intrinsic natural value of the acreage. The conservation easement now in place will allow the original habitat types to be reestablished and perpetuated into the future. As these restored systems mature, the property will continue to become more aesthetically appealing while simultaneously offering a continually improving wildlife habitat for all native beneficiaries.

Wildlife

As evidenced by the game camera pictures collected for this listing, the property is already teeming with wildlife. Offering a diverse range of habitat types, and having been undisturbed by hunters for several years, the Navasota River Ranch will present turnkey opportunities for top-end whitetail hunting as soon as this upcoming season in October and November.

In addition to a whitetail population that has had the opportunity to mature unperturbed, the restoration and presence of several water features in the hardwood bottoms have substantially increased the property’s attractiveness for waterfowl species. On several occasions this past winter, significant numbers of puddle duck species were observed on these water features, most commonly including mallards, gadwalls, green-winged teal, and wood ducks.

While whitetail and waterfowl receive the majority of the attention, the Navasota River Ranch also supports a wide range of other wildlife, including a healthy population of wild hogs as well as predators such as bobcats, coyotes, and alligators.

Agriculture

The majority of the property is under a conservation easement that does not allow for commercial livestock and agriculture. There are ~65 unrestricted acres on the Southwest section of the property near the main entrance that could be fenced off allowing for horses, cows, livestock, etc.

Electricity and a water well exist on the property, there are no built improvements currently existing on the property.

Area History

Centrally located in the great state, Groesbeck was home to many native peoples belonging to the Comanche and Tonkawa Nations. The incorporation of Groesbeck in 1871 came shortly after the Houston and Texas Central railroads were established through Limestone County. After the railroads were established, cotton production in the 19th and 20th centuries became increasingly prevalent.
