Sheek Creek Ranch - Bosque County, Valley Mills, TX

Location

The Sheek Creek Ranch is ideally located between Lake Whitney and Lake Waco in southern Bosque County, just 4 miles north of the McLennan County line, 10 miles from Valley Mills, and a short 20-mile drive to the Magnolia Market at the Silos, the Dr. Pepper Museum in Waco, or a Saturday lunch at the Homestead Market.

The property has approximately 1/4-mile frontage along paved FM-2490, with an existing gate at the southeast corner. This unimproved property offers an opportunity to build your dream home or escape the distractions of daily life in favor of the simplicity of a rural lifestyle.

Topography, Rangeland & Habitat

The property has a desirable rectangular shape, with approximately 40 feet of elevation change from the west corner to the east corner. Typical of this region of the northern hill country, black soils overlay the limestone rock base and are dotted with mature live trees, mesquite, elms, and hackberry.

Wildlife

The Sheek Creek Ranch wildlife benefits from being located 1.5 miles west of the Brazos River, as this transition area provides ideal habitat for many game species. These include populations of white-tailed deer, turkeys, feral hogs, doves, and a plethora of songbirds. The wet-weather Sheek Creek provides a base for diverse habitats, good forage, and thermal cover for wildlife in both winter and summer. Additionally, the ranch is bordered by larger tracts of property, providing respite for wildlife and ultimately attracting it.

Agriculture

The ranch is currently under a grass lease, where cattle are afforded the opportunity to graze periodically.

Improvements

The property has new exterior fencing on three sides and is in good shape. Currently, there are no structures in place, providing a blank canvas for future dreams to become reality.

Water

The ranch’s namesake, “Sheek Creek,” is a seasonal wet-weather creek that traverses the property from the northwest to the southeast and also feeds a seasonal earthen tank. There are two historical hand-dug wells on the property.

Of special note, an existing Cross Country Water Supply meter can meet future domestic water needs.

Electricity

Power is available along FM-2490.

Area History

The property lies within the community once known as Greenock, TX. Greenock had a post office from January 1, 1882, to June 6, 1916. A general store had opened there by 1892, and during the 1890s, a school was organized; it was used until about 1916. The community’s estimated population was between twenty and thirty-five in the late 1800s. Mr. Edgar Dugan Dorman purchased this existing tract in 1960, and it remains in the same family today.

The property is appraised for ad valorem taxes under a 1-D-1 agricultural valuation.
