Location

The property is located on paved County Road 515 just off of FM 523 and has just over 1 mile of road frontage. It is less than 6 miles southeast of Angleton and just over 6 miles north of Freeport.

Topography, Rangeland & Habitat

The property is a coastal prairie ranch that is dominated by prairies with a mix of improved and native grasses. The soils on the property are primarily clay and clay loams. There is an 82-acre hayfield located on the road frontage and about 100 acres of heavier tree cover.

Wildlife

Both deer and hogs are plentiful on the ranch. There is excellent duck hunting on the 75-acre reservoir on the property and great potential for creating further wetlands on the property in a known good duck hunting area. Dove hunting is also good in the area, as well as alligator hunting in the reservoir.

Agriculture

Currently, the property is a combination of running cattle and cutting hay. It had been a rice farm many years ago.

Improvements

There is a 2,000 SF enclosed barn on the property, several sets of cattle pens, and a good water well that distributes water throughout the property. It is fenced off into multiple pastures for running cattle and the fences are in decent condition.

Water

There is a 75-acre reservoir on the property that was originally built to pump well water for watering rice. It currently holds a great deal of water and is a good duck-hunting reservoir. It could be enhanced into a good fishing lake as well with the addition of a water well to keep levels more consistent. Groundwater is excellent here, with most wells around 300 deep, ample enough to allow for irrigation wells. There are several small ponds on the ranch and several drainage ditches that usually hold water.

The immediate area has seen extensive residential growth nearby for housing development due to the proximity to growing job markets in Freeport. This property also has good potential for mitigation work in the future.
