Location

Located on FM 102, the ranch is a little over 11 miles north from Buc-ee’s on Hwy. 59 in Wharton, and a little over 11 miles south of Hwy. 90 in Eagle Lake. The property has over 1,200 feet of frontage on FM 102 with two gates.  The primary gate is inset from the road, allowing easy ingress/egress with a trailer.

Topography, Rangeland & Habitat

This property is all about the ducks! Approximately 40 acres have been laser leveled and leveed to produce shallow waters that ducks and geese love to feed and roost in. The four cuts are irrigated by electric wells via underground piping and are connected by aluminum water boxes for water level management. The levees are driveable for easy access to the blinds. Between the duck ponds and the road, the property is native pasture, and there is a nice stand of scattered hardwoods that would make a great location for a permanent lodge.

The property sits on a high piece of ground in this area with none of the property showing to be located within the 100 or 500-year flood plains, per FEMA maps.

Wildlife

Ducks, geese and cranes are the primary game species on this property. Hogs, varmints and the occasional white-tailed deer will travel through. Dove hunting in the area can be excellent.

Property is taxed under ag valuation, wildlife (2021 Taxes $574.60).

Improvements

A covered slab with power and septic system hookup sits near the front of the property. Two small metal buildings for storage will also convey.

Water

Four electric water wells, the +40 acre duck unit and a small, stocked catfish pond near the camp.
