Located approximately 16 miles north of Edna off of FM 111 in northern Jackson County, this ranch is a little over 100 miles from Houston, approximately 120 miles from Austin, and 130 miles from San Antonio.
Topography, Rangeland & Habitat
Just west of the Navidad River, this ranch is predominantly covered in live oaks and post oaks, with a few other hardwood varieties sprinkled in. With the exception of a small area along the wet-weather Halls Branch Creek that crosses the property, the ranch is located outside of the 100 and 500 year flood plains. There is a nice blend of areas where the understory is very open, providing park-like views through the timber, and areas of the dense yaupon based understory typical of this area. There are two good stock ponds, one supplemented by a windmill, plus a third shallow duck pond.
Wildlife
The woods on this ranch and in the general area are rich in game. White tailed deer top the list, but there are plenty of hogs and varmints providing additional hunting opportunities. Turkeys travel through as well, and ducks during the migratory season. Blinds and feeders will convey with the sale.
Improvements
The current owners added a ±2,816 SF Palm Harbor home in 2022. This 5:3 home features an open concept living/dining/kitchen area. It is on a slab, with ample aprons and a covered outdoor patio/dining area, and includes an enclosed garage bay. An ±1,800 SF equipment barn is located nearby, but out of sight of the residence. This barn includes an enclosed bay on a slab and has water and electricity. A walk-in cooler and covered game cleaning area with an electric hoist are located at this barn.
Water
An electric water well provides water to the house and barn. There is a windmill supplementing one of the ponds. There is an additional oilfield water service well that is not currently equipped with power or a pump, but could easily be brought on line with a solar panel.
Electricity
There is electricity along the county road. The owner had the power run to the house and barn placed underground, so no poles and lines spoil the views.
 
Minerals
It is believed the owner has a small percentage of minerals, which are available with the sale at an acceptable price.
