Topography, Rangeland & Habitat

The property is mostly flat with the road frontage part of the ranch being primarily the open field which has been leveed off as a wetland unit encompassing approximately 84 acres. The wetland unit has a weir put in as a drain to control water depths within the unit. The majority of the rest of the ranch is covered in water oaks and live oaks with open areas interspersed throughout the forest. Numerous smaller natural wetland areas are found within the trees in the area. Portions of the ranch also have thick areas of brush creating excellent habitat for deer.

Excellent waterfowl hunting is found on this ranch. The general area is well known for its outstanding duck and goose hunting and with the large wetland unit, this property is usually covered with ducks and geese. There are also numerous Sandhill Cranes during the hunting season on the place. The ranch also has lots of whitetail deer with some exceptional deer for the area. Numerous hogs (of course) and the area is very good dove hunting with all the agriculture in the area. Several coveys of quail are on the ranch and there are occasional turkey.

There is a small modular home placed in a mott of live oaks that has two bedrooms. There is also a small storage barn located behind the home. There is one 6” well for filling the wetland unit run on three-phase powered pump and a 4” well for the home.

Water is accessed from the two water wells, and there are several small creeks running through the property. This country has the proper soils to put in a small lake should someone wish to add fishing to the activities.

Electricity runs along the road frontage and is run to the modular home and the two water wells.
