Timber on the property consists of a 25 acre stand of loblolly pine planted in 2022, and various species of hardwood timber. Currently all timber excluded from the homesteaded acres are qualified under a timber exemption.
Water
Water for both the barn and house are provided by West Hardin water supply. There are no wells on the property. Monthly water costs over the last calendar year came out to ~$31/month. 
Property Taxes
With the active timber exemption on the property, the annualized property taxes for the 2025 calendar year were $2,356.
Electricity
Energy is provided to the residence and barn by SHECO Power, the house will convey with the current solar roof infrastructure. According to the seller the solar saves ~$2,500/year in power costs and is rated to last 25 years. Fiber is expected to be available on site as well.  Monthly electricity costs came out to ~$66/month for the last calendar year, the two propane tanks are filled twice a year for a total of ~$915.
