Quail Alley Ranch - Goliad County, Goliad, TX

What an address!  Just nine miles north of Goliad on Hwy 183 is the fabulous Quail Alley Ranch.  The ranch is a mixture of heavy oak forest and more open native and improved grasslands that include several nice lakes, a charming cabin overlooking the larger lake and an established hunting program in place.  The ranch is under an MLD plan and besides deer they have plenty of dove, turkey, quail and hogs on the ranch.

Location:

The ranch is located nine miles north of Goliad on Hwy. 183 and has over 3,800’ of frontage on the highway.  The ranch is two hours from Houston, an hour and a half from San Antonio and one hour from Corpus Christi.

Habitat:

The ranch is a mix of native grasslands and heavy cover  of stands of thick stands of live oaks.  The terrain is slightly rolling with several small draws running through it.

The northern portion of the ranch has been opened up beneath many of the oaks to create a more savannah look over the property.  This area is primarily sandy clay loam soils.  It is dominated by live oaks, including some very large trees.

The southern portion of the ranch is very heavy live oak forests with thick brush beneath the canopy, primarily yaupon.  This area creates a haven for native wildlife in the area and is dominated by a more sandy loam soil.

Wildlife:

Quail Alley Ranch was built to be a varied hunting ranch with lots of roads, feeders and blinds to allow for a myriad of opportunities to hunt many species.

Deer hunting is excellent with native brush to provide great cover and food resources for white-tailed deer.  The ranch has been under an MLD program for years and has greatly improved the native deer population on this low fenced ranch.

The northern half of the ranch has been maintained to promote an open ecosystem of grasses to promote quail habitat.  Hunting for the birds can be very good during wet years.

The multiple live oaks on the property allow for the establishment of a great turkey population and they are a common sight on the ranch.

Dove hunting on the ranch is supported by 2 lakes and several food plots.

There are plenty of wild hogs in the area.

Improvements:

A very tasteful 2/2 cabin was built in 2011 overlooking the 2-acre lake and includes a manicured lawn within a fenced area nestled among some huge oaks.  The home includes a screen porch, fire pit and wonderful views of the surrounding ranch.  It is fenced off in a 40-acre pasture to keep cattle out of the home pasture.  The huge oaks around the home include lighting in the trees to make for beautiful scenery at night.

There are three fenced off food plots that are irrigated for growing food for both deer and quail/dove.

Miles of excellent roads have been carved out on the ranch to allow for hours of driving the property for hunting and casual outings to enjoy the property.

Water:

This ranch sits over a very good aquifer and has excellent shallow groundwater.  There are 2 lakes on the ranch; a two-acre lake at the site of the home that is stocked with bass, bluegill and catfish and a back lake that is over one acre primarily for wildlife.  Both lakes are serviced by water wells to keep them full.

There are 4 water wells on the property that are mostly serviced by electric pumps, but there is one solar-powered well in the back pasture used to service the one-acre lake.  Water lines are buried throughout much of the ranch to provide excellent distribution of water sources.

Minerals:

No minerals are available.  Currently all of the production on the ranch is being plugged and all well sites will be cleaned up and removed in the coming year (several have already been taken down).

Electricity:    Electricity is brought to the main compound on the ranch and is found in several areas for easy access.

 Price:             Asking $4,500/acre
