Moss Hill Ranch - Henderson County, Athens, TX

Moss Hill is a top-notch recreational, entertainment ranch, and it is easy to get to! At one hour from Dallas, it offers a 12 acre bass fishing lake, two homes overlooking the lake with a pool and swim-up bar, outdoor sports facilities, ATV trails, woods, a duck marsh, and good deer hunting.

Improvements: There are two complementary brick homes that surround the heated pool, spa, and expansive patio area. The first home is 3,100 sf, with 3 bedrooms and 2 baths, and was built in 1997. The second home was built in 2001, and also has 3,100 sf, with a bedroom, bunk room, sauna, wine room, playroom, and two baths. The 4-car garage is heated and cooled. The pool is 24′ x 44′ with a swim-up tiki bar, and encompassed by a large patio and the yard with a full sprinkler system. Location: The ranch is located in Athens on the Southwest side of Loop 7 in the heart of Henderson County, and is accessed from the loop and also from Highway 59.  The address is 6100 CR 41515.

Water: The main feature is the 12 acre bass lake, which is creek and spring fed. It is stocked and has a lighted dock. There is a second large lake site upstream that needs a new dam. There are no water permit issues that pertain to this ranch. The ranch gets an average of 35 inches of rain per year, and it has a deep 540′ Wilcox 2011 water well that services the homes (50 gpm) and a smaller well that services the barn. The homes could also be serviced by city water.

Land: The topography on this ranch is diverse and has over 130′ of elevation change. It is mostly wooded with post oaks, blackjack oaks, and hickory trees on the higher sandy soils, and the typical Athens-area understory vegetation is covered with species such as dogwoods, beautyberry and yaupon. The lower areas along Selfs Branch Creek and the tributary to it provide great plant and tree diversity as well. Roughly 30 acres are dedicated to improved coastal bermuda hay production. There is a buried gas line that cuts through the ranch but it is not a major visible impairment.
